The short answer
The Sunshine Coast’s legal market is pulled in two directions at once, and the firms that do best pick one and own it. Along the established coastal strip an ageing population is generating wills, contested estates, capacity and guardianship, and retirement and downsizing property work. Inland and to the south, master-planned communities at Caloundra South and Palmview are filling with young families producing house-and-land conveyancing, building disputes and, behind them, family law.
Across both, Queensland’s rules apply and they matter: conveyancing is solicitor-only, so property work is contested only by other law firms; body corporate disputes run under Queensland’s community titles regime through the Commissioner rather than a general tribunal; and personal injury advertising is restricted by statute under the Personal Injuries Proceedings Act 2002 (Qld). Noosa, which de-amalgamated into its own shire, behaves as a distinct and considerably more affluent market again.

Three markets sharing one coastline
The Sunshine Coast has grown quickly and unevenly. Maroochydore is being built into a genuine city centre from scratch, with the court precinct, the airport nearby and a new commercial core. Caloundra and the southern end have absorbed the region’s largest master-planned developments. Noosa, which separated back into its own shire, has stayed deliberately low-rise and high-value. Behind the coast, Nambour and the hinterland towns retain an older, more agricultural character.
The economy runs on construction and property, tourism and hospitality, health, the university hospital and its surrounding precinct is a major employer, education, and a growing professional and small business sector. Population growth has been sustained enough that infrastructure and development questions are constant.
Legally, that means property dominates, in two quite different forms: retirement and downsizing transactions along the coast, and house-and-land and off-the-plan in the growth areas. Estates and succession are unusually prominent given the age profile. Body corporate work is substantial. And family law, criminal and injury work run steadily through the Maroochydore courts.

What shapes a Sunshine Coast campaign
Estates, capacity and retirement living along the coast
An older population holding coastal property produces wills, contested estates, family provision applications, enduring powers of attorney, and capacity and guardianship questions heard through Queensland’s tribunal system. It also produces disputes about retirement villages and land lease communities, which are common along this coast and almost never marketed. Demand is high, matter values are meaningful, and the local supply of good content is thin.
Body corporate work under Queensland’s own regime
Queensland administers community titles under its own legislation, with disputes going to the Commissioner for Body Corporate and Community Management rather than a general civil tribunal. With this much unit, townhouse and resort-style stock, levy, by-law, defect and committee disputes are constant. Lot owners search for help and find material written for New South Wales strata law, which does not apply.
Conveyancing is solicitor-only
Queensland has no licensed conveyancer profession, so every transfer goes through a solicitor. On a coast with this much property turnover that makes conveyancing both high-volume and defensible, you compete only against other firms, not against a cheaper non-lawyer operator. Off-the-plan contracts, disclosure obligations and staged land releases in the master-planned communities are all worth writing about specifically.
Personal injury advertising is restricted by statute
The Personal Injuries Proceedings Act 2002 (Qld) confines advertising of personal injury legal services to a narrow set of factual statements and prohibits touting. On a coast with tourism, construction and an active outdoor population there is real injury work, but the campaign has to be built on informational content and the practitioner’s standing rather than outcomes. Noosa is a different market
Higher property values, a more affluent and often part-time resident population, a strong tourism and hospitality business base, and a shire that has deliberately restrained development. Content and positioning that work in Caloundra will not necessarily land in Noosa, and a firm serving both should say so distinctly rather than treating the coast as uniform.
Protective orders are DVOs, and a different regulator applies
Queensland issues Domestic Violence Orders, not AVOs or intervention orders, and the profession operates under the Legal Profession Act 2007 (Qld) with the Queensland Law Society and Legal Services Commission rather than the Uniform Law.

Pick a market and write for it properly
The most common failure here is content that tries to speak to a Noosa business owner, a Caloundra retiree and a Palmview first-home buyer in the same paragraph. They have nothing in common, and the result reads as generic to all three.
The better approach is to decide which of the coast’s markets you actually want, then build content that clearly belongs to it. Estates, capacity and retirement living content for the coastal strip. House-and-land, off-the-plan and building dispute content for the growth areas. Body corporate content wherever there is density, and given Queensland’s distinct regime, that content will outrank New South Wales strata material automatically because the latter is simply wrong here.
Then the fundamentals: town-level pages, a maintained Google Business Profile, a review programme, named solicitors. What Sunshine Coast firms usually need first
